Certificate of Energy Efficiency

According to the new Regulation of Energy Efficiency for buildings, the issuing of the Certificate of Energy Efficiency is mandatory in the following cases:

Purchasing or selling of a whole building or parts of it (apartment) over fifty (50)2 [into force since 9/01/2011]

New lease of a building over fifty (50)2 [into force since 9/01/2011]

– New lease for a part of a building (apartment or professional space) over fifty (50)2 [into force since 9/01/2011]

Additionally, according to the new Regulation of Energy Efficiency for buildings, the following should apply as well: Every notarial act for property purchases requires to mention the protocol number of the Certificate of Energy Efficiency and to have attached to it an official copy of the Certificate.

In every rental contract the protocol number of the Certificate should be mentioned as well.

The tax authorities do not validate contracts if there is no Certificate adduced.

From the above, it is made clear that the issuing of the Certificate is really important and mandatory.
